There is a stubborn myth in home comfort: when it comes to heating and cooling, bigger equals better. It feels intuitive. A more powerful furnace should heat faster, a bigger AC should cool harder. In practice, an oversized system is one of the most common and most expensive mistakes in a house, and it is the reason some brand-new installs never feel quite right.
Getting the size right, what the trade calls right-sizing, is where comfort, efficiency, and equipment life all come from. Here is why it matters more than the number of tons on the label.
What oversizing actually does
An oversized AC cools the air quickly but shuts off before it removes much humidity, so the house feels cold and clammy rather than comfortable. Worse, it short-cycles, blasting on, satisfying the thermostat in a few minutes, then shutting down, over and over. Each start is the hardest moment on the equipment, so all that cycling wears out compressors and blower motors faster while doing a worse job. An oversized furnace does the same thing in reverse: big temperature swings, noisy blasts of hot air, and rooms that never settle at an even temperature.
What undersizing does
Undersizing is the opposite problem and easier to spot. The system runs flat out on design days, the hottest afternoons and coldest nights, and still cannot reach the setpoint. You get equipment that never rests, extra wear from long runtimes, and bedrooms that stay uncomfortable when the weather is at its extreme. Between the two, oversizing is far more common, because it is the safe-looking guess when nobody does the math.

How correct sizing is actually determined
Proper sizing is not a rule of thumb based on square footage, though plenty of quick quotes still treat it that way. It comes from a load calculation, the industry standard is called a Manual J, that accounts for the things that actually drive heating and cooling demand:
Square footage and ceiling heights.
Insulation levels and how tight the house is.
Window area, orientation, and quality.
Local climate and design temperatures.

Why altitude changes the math here
This is where Front Range installs part ways with the sea-level assumptions baked into a lot of equipment charts. At 5,000-plus feet the air is thinner, and both combustion equipment and cooling capacity are derated for altitude, so a furnace’s output and an AC’s performance are not what the sea-level spec sheet claims. A contractor who sizes your system as if you lived in Kansas can hand you the wrong equipment even when the square-footage math looks fine. Correct sizing here means accounting for elevation, one more reason the dry, high climate is uniquely demanding on HVAC systems.

Production builders work fast, and HVAC is sometimes speced generously to be safe rather than calculated for the specific plan and orientation.
